Is the Winning Bid
the total price or a down payment?
Most auctions are for down
payments. The amount of the winning bid is applied toward
the total price of the property as stated in the auction
description. In addition to the down payment, the winner
is required to send the processing fee.
What is a Warranty Deed?
Regal Land LLC
and Marv Land LLC (NY properties)
presently transfer parcels via
Warranty Deed. In some states it is called a Special
Warranty Deed. This deed warrants the title of the
property against title defects to the
time of property transfer to the new owner.
What is due
diligence?
Simply put, you need to do your
research, check the property and resolve any questions
or issues before placing an offer on the property. It is
a legal term used to make certain that you do YOUR research,
because once you make an offer it is too late.
Is
the survey included in the property price?
Yes. If the
parcel is part of a subdivision you will receive a
copy of the subdivision survey at the time of the
property transfer which includes the parcel
you are purchasing. If it is an individual parcel, not
associated with a subdivision then the survey will be of
just the parcel.
What is the property zoning?
Most of the parcels
are zoned either residential or mixed
residential/recreation. If you have a question about the
zoning please ask the county. Several of the subdivisions
were either large farms at on time or part of a residential estate.
Can
we build on the property?
Once the property is paid in full you can
build on the property. There is not a time limit to
build.
Do we get the
mineral, oil and gas rights with the
property
In unless
otherwise stated, you have all the rights. Again ask
your questions and do your research.
Also, check the subdivision restrictions, if any.
Can
we visit the property and walk around?
We recommend
visiting the property if possible. If you need good
directions please call or email us. We do not have local
guides to the property at this time. This keeps the costs
low on these parcels.
Are
the images displayed of the actual property?
The images are of the property and this
issue is very important. We provide links to areas of
interest but all the images displayed, unless otherwise
stated, are of the actual parcel being offered. Many
companies offer property on the internet, saying the
property is in the general area or the picture shown is
of towns, parks and other things near the property. If
the property is worth buying it is worth seeing!
What is the processing fee?
The processing fee helps to cover a portion of the costs of
the survey, sales tax, property transfer fees, legal
review of documents, certified mail fees and other
associated costs.
