Terms of Sales
Thank you for visiting
our properties on-line. Please note all properties are
subject to price change. All parcels are sold directly
to clients or through land auctions. Please review all
the details concerning the properties, ask questions and
do your research (due diligence) before placing an offer.
Financing
We offer No Credit Check Hassle Free financing on all
parcels (everyone is approved). Please click the

Offers for Parcels
Purchase
Please make all offers via email or in writing. Emails
are considered legal documents. If you call and
make a verbal offer and we accept over the phone you
will be required to send the offer by mail or email that
same day. Offers are not valid until we receive them in
writing. Once the offer is accepted we will place a hold
on the selected parcel and you will have 48 hours to send
us the non-refundable processing fee and the
down payment. We will work with you concerning the down
payment amount. Please note the down
payment and the processing fee are NON-REFUNDABLE.
Processing Fee
All
parcels are subject to a processing fee. This
processing fees helps cover a portion of the
document preparation, recording fees, survey cost and
other related costs.
Sale and Loan
Agreement
Once we receive the deposit we will send you the
Contract for Purchase and sale of Land
document based on the finance or cash option
you choose. The agreement will need to be notarized and
return to our office within 10 business days. This
document details the monthly payment, when the payments
are due, and other loan details (late fees, no
prepayment penalties, where to send the payments,
property taxes, etc.).
Deeds
All
parcels are transferred via a Warranty Deed
in NY unless otherwise
stated. The Warrant Deed warrants the land against
liens and taxes at the time of property transfer
recording. In Tennessee, the
transfer is handled by a law firm and if you want title
insurance please ask for details. Presently, title
insurance in Tennessee is approximately $450 and in NY
$1700.
Please, it is
important to review all details on land purchases. Go
visit the parcels if you can. Call the county. Ask
questions. The properties offered by our companies are only
quality land. No marshes. No land locked parcels.
As in
any purchase or investment, it pays to do your due
diligence (research).
