Land selection Process

       Due to the high standards required by our companies, over 97% of all the properties we review for acquisition to create a subdivision do not meet our strict value and quality requirements. These requirements insure that the parcels listed offer great recreation, home and/or investment potential at an affordable price.  In many cases, these parcels are purchased by other real estate agents or companies to resell to their clients.

Minimum Requirements of Land Acquired to Subdivide -What is Quality Land?

  1. Location. Location is the foremost consideration. The area must be in demand and close to shopping and recreation. Property appreciates in value in growing and popular areas faster than remote ones. This protects your investment. If the real estate market is soft, quality property maintains its value much better.
  2. Road. The roads along the property must be county or state maintained roads. Why? Because it saves money and requires no associations or controlling groups to make sure each parcel owner helps to maintain the road. You pay taxes to the county and state. Why pay more for road maintenance? Let the county and state maintain them for you.
  3. Phone and Electric. Each parcel must have access to phone and electric on or very near the parcels.
  4. Shopping and Basic Needs. Each subdivision is required to be close to basic shopping and public service help (police, fire station, medical, etc.). If you require help in an emergency, that help needs to be is close to your property. This is another feature of quality property: basic emergency and public services. Why take a chance with your family or friends needs in an emergency? Enjoy the land without the worries of getting help if you need it.
  5. Natural beauty. Let’s face it, a parcel with views and/or natural beauty is worth much more than just farm land. When you do your research, visit the land. Does the parcel have a view of hills, trees, or a valley? Does the property have a water feature or established wooded area? Does it offer four season recreation? What about wild life such as deer, wild turkeys, and other animals? We are talking about quality.  Anyone can subdivide a farm or ranch and sell it. However, if you want quality land, the land needs to have beauty.
  6. Zoning. The parcels offered are zoned recreational and/or residential. The majority is residential with recreational appeal.
  7. Land ownership. We only acquire land we are willing to own ourselves – in fact, we do own the land. If the land is not quality land, then we would not be able to subdivide, develop and resell it at a reasonable price. We are just like you. We want quality, quality and quality in the land we own.
  8. Some subdivisions will have restrictions. Usually the restrictions are based on location properties, homes and value. Example: If the parcels are in an area of upscale homes then we will have building restrictions to maintain property values and area appeal.

     As of today,  we have not wavered from the land quality standards stated. We are in business and plan to stay in business for many, many years so reputation is very important.  Please review the parcels. Go out and visit the land. Walk it and vision your dream home or vacation spot in prime areas.
